Planned Preventative Maintenance (PPM) is essential and often mandatory to keep your installation safe and in top condition and it’s proven to be cost effective as it often reduces the possibility of down time and subsequent dilapidation costs.
PPM can include Emergency Lighting tests, servicing and certification to BS5266, lamp replacement exercises, electrical testing to BS7671, fire and smoke alarm testing to BS5839, portable appliance testing (PAT) and periodic inspection reports. Whatever level of care you require, AFM are able to assist you in extending the life and integrity of your installation.
A UPS and/or standby diesel generator must be properly installed and commissioned to ensure a long and trouble-free working life. Whilst small, less sophisticated UPS systems simply plug into a standard mains socket, larger UPS system must be electrically installed and commissioned by skilled and qualified professionals. Likewise with generators – larger standby generator systems, typically over 10kVA, needed to professionally installed and commissioned. Additionally, a generator must be properly matched with all other power equipment for continuous power to be guaranteed. We’ll carry out a full site assessment including access, space and floor loadings. We’ll then arrange delivery and placement, arranging special lifting and cranes if needed.

Thermal imaging is an extremely useful tool for electrical fault finding. It provides a safe way for our electricians to check components without disrupting the power supply to the occupants of a building. Components checked in a live state highlights areas were maintenance work may be necessary. Electrical faults lead to downtime and potential fire hazards: In both cases the impacted loss due to downtime and repair costs can become costly.

Survey of circuits should be operated at full working load to ensure the highest operating temperature so any faults can be seen. The electrical engineer will use his knowledge of the components in question and compare them to similar components operating under the same conditions to determine the extent of any faults.
